The process of ParkTrent Property
Management is specified in a series of stages:
Sale Handover
After settlement of an investment property purchase, our ParkTrent
Real Estate and ParkTrent Properties colleagues will refer the
property to ParkTrent Property Management, provided the investor
requests this. We then hold a meeting with the investor to learn of
any specific requirements. At this meeting, we outline our
services, outline our fee structure and answer any questions.
After the contract is formalised, we will then begin marketing the
property and start a tenant search.
Tenant Search & Tenant Screening
Searching for tenants begins immediately after the formalising of
a property management agreement with the investor. We first consult
our database of registered tenants seeking accommodation. As well
as this, we will also begin placing the property on the general
market through various channels such as print & online
advertising, mail drops, etc. These methods depend upon the
investor's agreement.
After identifying potential
tenants, our team of Property Managers will carry out extensive
background checks to ensure that the tenants are able to pay the
rent on time and that they will satisfactorily maintain the
property. In addition, we will negotiate the best possible rent for
the property and gain approval from the landlord before an
agreement is made.
Property Maintenance
After the tenant moves in, our Property Management team will carry
out regular maintenance checks on the property, coordinate rental
payments, and take care of any necessary repairs. The landlord will
not need to contact the tenant or deal with any problems or
repairs.
Financial Reporting
Throughout the period of management and maintenance of a property,
we keep up to date financial records of all costs consented by the
landlord and deliver them to the landlord on a regular basis. They
are always ready for the landlord to use in preparing tax returns,
in monitoring the investment and in maximising investment property
returns.
